“I work with my sellers to get the best possible outcome for their property.  Part of that process is to position the property in its best possible light.  One seller had loud and dated wallpaper in the two bathrooms of the home.  As the property was shown by realtors, there was consistent feedback that the wallpaper was the reason an offer was not made.  It just made the home look dated.  Mike scheduled to have an estimate to have the wallpaper removed and walls painted. The seller decided to move forward with the wallpaper removal and paint for a low cost.  At the first showing after the job was done, there was an accepted offer on their property.” 

 

Another home showed very well and people liked the layout and location, but the feedback was all about the worn out carpet in the living room and hallway. After 6-7 showings with the same feedback, Mike had his flooring guy take over a few samples to see which one would work best.  While the owner and flooring guy were choosing which one to install an agent showed up with a potential buyer to do a showing of the home.  The potential buyer liked the flooring they picked out, made an offer on the home and ordered two more rooms of the same flooring to do the bedrooms!

Negotiation Skills

 

I guess you have heard the real estate market has gotten very hot in Fairfield Glade.  One common misconception is that right now it doesn’t matter who you list your home with, anyone can sell your home in this market.  If you can find a realtor that charges less than 6% you will be saving money. 

The realtor you hire to sell your home needs to go to bat for you when the negotiations start.  Not only when negotiating the price but when the buyer has an inspection and asks for repairs, negotiating a closing date and choosing the best offer if you get multiple offers.

Here are few examples of Mike Albin’s recent negotiations for buyers and sellers.

 

1) 245 Lakeside Dr, Fairfield Glade, closed on 8/6/2021 for $632,500. Mike represented the buyer in this transaction.  The home was on the market for only 8 days, listed price was $645,900.  Mike negotiated the selling price down $13,400. And when the inspection came back got his buyers an additional $2,000 in closing costs paid off.  Costing the sellers $15,400.00 off their original asking price. The 1% commission saved the sellers $6,320. But overall lost them over $9,000.

2) 172 Lynhurst Dr, Fairfield Glade, closed on 8/2/2021 for $380,000.   Mike represented the buyer in this transaction.  The home was on the market for only 14 days, listed price was $419,900.  Mike negotiated the selling price down $39,900.  The 1% commission saved the sellers $3,800. But overall lost them over $36,000. 

3) 15 Dickens Lane, Fairfield Glade, closed on 8/10/2021 for $351,500.  Mike represented the seller in this transaction. Mike listed this home for $335,000. Was only on the market for 2 days and we received multiple offers over asking price for this home. The seller paid a 6% commission,  1% over the discount commission some are charging, costing her an extra $3,515. But got $16,500. more than asking price, netting her an extra $12,985. in her pocket at closing. 

130 Forest Hill Dr. Fairfield Glade, closed on 8/16/2021 for $420,000.  Mike represented the seller in this transaction. Mike listed this home for $385,000. Was only on the market for 2 days and we received multiple offers over asking price for this home. The sellers paid a 6% commission,  1% over the discount commission some are charging, costing them an extra $4,200. but got them $45,000. more than asking price, netting them an extra $40,800. in their pocket at closing.
