When hiring a realtor to sell your home, choosing one that offers a lower commission is not always the smartest decision and can cost you money in the long run.

Choosing a realtor with exceptional negotiating skills will pay off for you in the long run.

The following are examples of Mike Albin’s transactions that have closed recently when he has represented a buyer or a seller.

150 Rutgers Circle: Listed by a discount broker where the seller paid a 5% commission. Listed for $649,900.00. Mike represented the buyer and negotiated a selling price of $630,000.00. Saving his buyer/costing the seller $19,900.00. The 1% discount on the commission saved the seller $6,300.00 but in the long run the seller was out $13,300.00.

This home closed on July 7, 2021.

 

245 Lakeside Drive: The home was only on the market 8 days. Mike represented the buyer on this sale. Listed for $645,900.00, Mike negotiated a selling price of $632,500.00 and when the inspection came back negotiated another $2,000.00 off the price to fix repairs. Saving his buyer, costing the seller a total of $15,400.00. This home closed on Aug 6, 2021.

 

172 Lynhurst Drive: This home was on the market only 14 days. Listed by a realtor charging 5% commission. Mike represented the buyer on this sale. Listed for $419,000.00, Mike negotiated a selling price of $380,000.00, saving his buyer and costing the seller a total of $39,000.00. The seller saved $3,800.00 in commission but lost a net of $35,200.00. This home closed on Aug 2, 2021.

 

I am sure you have heard the real estate market is really hot right now and homes are selling fast and some for over asking price. As you have seen by the previous examples, it really does depend on who you list your home with.

 

120 Leyden Drive: Mike represented the seller on this home. On the market for only 3 days with multiple offers. Original list price $425,000, actual sold price $475,000. Mike charges 6% commission, the seller in this case paid an extra $4,750.00 in commission but netted $45,250.00 they walked away with at closing! This home closed on July 16, 2021.

 

15 Dickens Way: Mike represented the seller on this home. On the market for only 2 days with multiple offers. Original list price $330,000, actual sold price $347,500. Mike charges 6% commission, the seller in this case paid an extra $3,475.00 in commission but netted $11,275.00 they walked away with at closing! This home closed on Aug 10, 2021.

 

130 Forest Hill Drive: Mike represented the seller on this home. On the market for only 3 days with multiple offers. Original list price $375,000, actual sold price $420,000. Mike charges 6% commission, the seller in this case paid an extra $4,200.00 in commission but netted $40,800.00 they walked away at closing with! This home closed on Aug 16, 2021.
